SERVICES
At Macdonald Commercial Real Estate Services Ltd., we are pleased to provide the management and administrative services your Strata Corporation needs to operate your building in an efficient and responsible manner. We offer:
Financial Management
We provide a full range of financial services including monthly bookkeeping, budgeting, capital planning, collections and fund management.
Each month, your treasurer will receive a financial package which includes:
- the reconciliation of your bank accounts for the preceding month to ensure all funds are accounted for and properly recorded
- detailed statements identifying all financial transactions for the preceding month
- monthly and year-to-date comparison of your actual spending with the monthly budgeted amounts, with variances noted
- aged accounts receivable report to advise the Council of any monies owed to the Strata Corporation
We also work with your Strata Council to prepare an annual budget to ensure the Strata Corporation is able to meet its upcoming financial obligations.
Records Management
We ensure that all correspondence, minutes, documents and other records are properly maintained and up-to-date in compliance with regulation and all approved requests for documents are completed in a timely manner.
Your Strata Council will receive copies of all material correspondence to ensure the Council members are aware of all issues brought to their attention. All responses are prepared in compliance with the wishes of the Council.
Minutes of the monthly Council meetings, AGM and SGMs are provided within 14 days to comply with the requirements of the Schedule of Standard Bylaws, Section 19.
All regulatory documentation, as required under Section 35 of the Strata Property Act, is attended to in a timely manner including maintenance of;
- the List of Council Members
- the List of Owners (with their strata lot addresses, and mailing addresses if different
- strata lot numbers as shown on the strata plan
- parking stall number, if applicable
- unit entitlements
- names and addresses of mortgagees who have filed a Mortgagee’s Request for Notification under Section 60
- names of tenants
- assignments of voting or other rights by landlords to tenants under Sections 147 and 148
Administration and Governance
We fully understand the duties and responsibilities that come with a position on the Strata Council of your Strata Corporation. Whether it’s conducting meetings, enforcing the Bylaws or dealing with infractions or collections, we can provide expert advice, guidance and direction to help you properly discharge your responsibilities.
Regulatory
As your Agent, it is our responsibility to make sure your Strata Corporation is, at all times, in compliance with all Bylaws, government regulations, Acts, statutes or other regulations as may apply. We also undertake to ensure all filings are completed within the appropriate time frames.
Repairs and Maintenance
We ensure your homes and grounds are properly maintained. To achieve this result, we undertake to obtain competitive quotations for all trade services and ensure only qualified firms with proper liability insurance and Workers Compensation coverage are utilized in servicing your property.
We can assist with annual and long term maintenance and repair planning.
With extensive experience in construction, we are able to provide help in specification writing, tendering and supervision of all building maintenance and repair.
We also maintain all warranty and service records.
